The step by step on how the eviction process works

Step 1

Register Lease

Step 2

First Breach

Step 3

Letter of Demand to tenant

No later than the 5th of the month

Step 4

Time lapsed: 2 / 10 days

Business days

Step 5

Instruct Evicto to proceed

Send the following:

  • Rental statement
  • Letter of demand
  • Proof that demand was emailed

 

Step 6

Evicto request tenant to remedy breach

Step 7

Cancellation of lease if do not remedy or get settlement acceptable

Step 8

Instructing attorney to proceed with eviction

Step 9

Obtain Eviction Order

Takes approximately 8 – 12 Weeks

Step 10

Warrant is issued and instruction is given to the Sherriff to remove the occupants
